What's inside

Five sections.
One conversation ready to win.

Every kit follows the same five-section structure. The contents are different every time, because every property and every seller is.

  1. I

    The comp set

Three to seven recently sold or active comparables, hand-picked for the property and the conversation. Photos, price-per-square, days-on-market, and the one sentence that matters.

  2. II

    The pricing strategy

List price, floor, expected days-on-market, and the rationale you can defend out loud. Written so a nervous seller can follow it.

  3. III

    The marketing plan

Specific to this property. Photography call-outs, staging notes, target buyer profile, channels and cadence. Not a template.

  4. IV

    The seller read

What this seller likely cares about, what they're afraid of, and the two or three concerns to address before they bring them up.

  5. V

    Your one-pager

The reason they should pick you. Recent transactions, neighborhood credentials, and the bio that fits this seller — not the generic one.

Plus one Picture Pop

One photo,
dressed up for the occasion.

Every kit also comes with one Picture Pop hero photo. Drop a curb shot, paste a Zillow link, or have us pull a Google Street View grab from the address. We hand back the magazine-cover version — same house, golden-hour everything else.

Roof, walls, doors, windows: untouched. We don’t move stones around. We just make the moment work.

How we're seeding it

We hand out cards.
You hand back a kit.

Each card carries a single-use code. Paste it at checkout, your first kit is free, and the next time you walk into a listing appointment you'll know whether this is for you. There's nothing else to it.

Honest answers

Things you'd
ask before paying.

  • How is this different from asking ChatGPT?

ChatGPT will write a marketing plan if you ask. It will not pull comparable sales for a specific Phoenix neighborhood, lay out a printable folio, weight pricing against current days-on-market, or remember the difference between a downsizing seller and a relocation. We do that work, every kit, end-to-end.

  • What do you actually need from me?

An address and whatever you already have — the MLS link, listing notes, a couple of photos, the seller's last text message. The intake is a single paste field. If we need more we ask once.

  • How long does a kit really take?

Twelve minutes is the median for the markets we've tested. The hard cap is roughly fifteen. If we miss it, we let you know and the kit is on us.

  • What if the first kit isn't useful?

If you redeem a promo card and the kit doesn't earn its place in your folio, write us back and we will refund the next paid one without arguing. We are trying to build a tool you'd pay for, not a subscription you forget about.
