            <content:encoded><![CDATA[<p><em>A research note on where tokenisation creates value, where it falls short, and what the market still needs.</em></p><figure><img alt="" src="https://cdn-images-1.medium.com/max/1024/1*Ska6a-cZnPB_JIbhE5SFEQ.png" /></figure><p>Real-estate tokenisation has been discussed for years as one of the clearest applications of blockchain infrastructure. The basic idea is straightforward: represent ownership, access, or economic exposure to real-estate-linked assets in a digital form that can be issued, transferred, and managed more efficiently than traditional market rails.</p><p>But once you move past the headline, the more important question is not whether real estate can be tokenised. It is whether tokenisation actually improves market access, market structure, and investor experience in a meaningful way.</p><h3>That is the question we have been studying.</h3><p>Our research started with a simple premise: real estate is a large, globally relevant asset class, yet access remains fragmented. Investors often face high ticket sizes, operational friction, limited liquidity, jurisdictional complexity, and long settlement cycles. In theory, tokenisation can reduce some of that friction by making issuance, transfer, servicing, and compliance workflows more programmable.</p><h3>That is the optimistic case. It is also only part of the picture.</h3><p>As we looked deeper, one conclusion became clear: tokenisation alone is not the product. Wrapping an asset on-chain does not automatically create liquidity, transparency, or investable market access. In many cases, it simply recreates existing structures in a new technical form.</p><h3>The real question is where tokenisation produces genuine improvement.</h3><p>From our perspective, there are a few areas where the model becomes compelling.</p><p>First, tokenisation can improve operational efficiency. Issuance, ownership records, transfer controls, and certain compliance processes can become more standardized and more programmable than in traditional systems. That matters in asset classes where paperwork, intermediaries, and fragmented systems still create unnecessary drag.</p><p>Second, tokenisation can expand product design. Instead of limiting access to single-asset opportunities, on-chain infrastructure makes it easier to think in terms of structured exposure, programmable distribution, and continuous market access. That shift matters because most investors do not only want exposure to one building or one private deal. They want exposure to a market thesis.</p><p>Third, tokenisation can make global capital markets more interoperable. If asset-backed products can move through infrastructure built for digital settlement, the user experience can become materially better than what legacy rails typically allow. This is especially relevant as institutional-grade blockchain networks continue to evolve toward privacy, control, and deterministic execution.</p><h3>At the same time, our research also highlighted the limitations.</h3><p>Liquidity is not created by tokenisation alone. It must be designed, supported, and sustained. Trust is not created by on-chain representation alone. It depends on asset quality, legal structure, custody, compliance, and redemption clarity. And accessibility is not real unless users understand what they are buying, how exposure is created, and what rights sit behind the instrument.</p><p>These points matter because tokenisation discussions often focus too heavily on technology and too lightly on market structure.</p><h3>That is where our thinking began to shift.</h3><p>The more we studied tokenised real estate, the more we saw a gap between asset tokenisation and market access. A single tokenised property may offer one form of exposure, but many investors are looking for something broader: indexed, diversified, and more legible exposure to real-estate markets themselves.</p><h3>That distinction is important.</h3><p>Markets mature when investors can access not only assets, but benchmarks, baskets, and products that make allocation simpler. Public equities did not scale through single-stock access alone. Fixed income did not scale through isolated instruments alone. Real-estate markets should not be expected to evolve on-chain through single-asset tokenisation alone either.</p><p>Our view is that the next layer of real-estate tokenisation will be shaped by products that turn fragmented markets into clearer investable exposure.</p><p>That idea now sits at the center of our work at Fractit. We started by researching tokenised real estate in its conventional form. We are now focused on a broader question: how real-estate index exposure can move on-chain through infrastructure built for privacy, compliance, and institutional-grade execution. Fractit’s current direction is to bring real-estate indexes on-chain through Canton-based infrastructure rather than stop at isolated property tokenisation.</p><p>This is still an early market, and the right approach requires rigor. Product design matters. Compliance matters. Market plumbing matters.
