The minimum is 5% on the first $500,000 of the purchase price, and 10% on any portion above $500,000 — for homes under $1.5 million. Homes at $1.5 million or more require at least 20% down. Putting down less than 20% also means you'll need CMHC mortgage insurance.
In Canada the seller typically pays the total commission out of the sale proceeds, which is then split between the listing brokerage and the buyer's brokerage. This means buyers usually work with a KIC Realty agent at no direct cost to them.
Plan for 1.5% to 4% of the purchase price on top of your down payment. The biggest item is usually land transfer tax, followed by legal fees, title insurance, and a home inspection. Alberta has no land transfer tax — only small registration fees.

For buyers, from starting your search to getting the keys typically takes 1–4 months, with 30–90 days between an accepted offer and closing. For sellers, most homes in a balanced market sell within a few weeks to two months of listing, followed by a 30–60 day closing period.
