Consultation & revenue projection
We review the property and run comparative modelling. When the numbers justify short term over long term, we move forward with a tailored proposal, transparent terms, and clear next steps.

Step 02

Contracts & key handover
We sign, you hand over the keys, and the initial setup deposit covers interior styling and fit out, professional photography, listing preparation, compliance and pricing setup.

Step 03

Prepare, launch & optimise
Turnkey setup, then go live on major platforms, typically within 7 days of key handover for standard apartments. We run round the clock guest operations, preventative maintenance, and ongoing optimisation with regular performance reviews to maximise returns and protect your asset.

Not if the property already meets guest-ready standards. Many clients have invested in their finishes, and we keep them. If we deem the space guest appropriate, we proceed without redesign; if small tweaks would lift performance, we will advise with costs upfront.

It reflects the scope of work required to take the property to guest ready. More work means a higher deposit. The deposit covers presentation, photography, listing preparation, compliance and any agreed upgrades, all itemised in advance.

Payouts can be monthly or quarterly. You choose the cadence that suits your reporting and cash flow, and you can view live figures in the investor portal at any time.
Our standard term is twelve months. A full year allows us to capture both low-demand and high-demand periods, align pricing to seasonality and deliver the projected annual revenue rather than a partial result.
Yes. At the start of the agreement you can reserve dates that we will remove from the public calendar. Additional dates later are subject to availability and require advance notice. We never cancel an existing guest booking, as this damages reputation and future yield.
Clean, well maintained, fully furnished and equipped to a standard that photographs well and meets platform expectations for your area and price point. We will confirm any gaps and propose simple fixes before launch.
