Shock stat: In 1985, 1 in 5 homes sold direct — no agent. Today? Just 1 in 16. Are people less capable now? Or are the tools gatekept, centralized, and designed for them to fail?

We're still very early (~7 weeks in?) but added about 100 listings last week. That won't solve the inventory problem overnight, but - making it fast (< 2 minutes) - easy (we populate your sq ft, home age, automatically) - low friction (no contract) to list sure seems to help!

Prediction: All the free consumer education about how expensive it is to buy and sell a home under the traditional, century-old model inspires more people to explore and discover how easy it is to do it themselves and save $25,000+.

Prediction about real estate commissions in light of NAR settlement (just for fun, wild speculation) Sellers agent commissions go up to 4% Buyers agents just get the scraps, maybe a flat fee of $5-10k per transaction. Overall commissions paid barely move, only slightly down.
