Detroit’s Ruling represent the First Global Test for Tokenization Governance. Detroit’s enforcement against Real Token LLC is not just a local housing dispute, it is the first major judicial intervention in real estate tokenization, setting a global precedent for compliance. Judge Hon. Annette J. Berry of the Wayne County Circuit Court issued a Temporary Restraining Order (TRO) that froze rent flows, mandated escrow, and imposed repair deadlines after uncovering systemic failures: more than 400 tokenized properties lacked Certificates of Compliance, posed life-safety hazards, and ignored municipal correction orders. ***In a decisive move, the court prioritized tenant protection over token-holder returns, proving that blockchain cannot override statutory obligations. This case exposes a critical vulnerability: tokenization without governance is a liability. Smart contracts may automate payouts, but they cannot substitute for legal compliance. ***When governance is absent, courts will intervene; halting distributions, dismantling operational models, and imposing fiduciary duties that no code can bypass. For founders, developers and engineers, this is not just a legal risk, it is a design flaw. Compliance must be programmatically embedded into the tokenization stack: - Escrow logic tied to municipal certificates - Real-time maintenance oracles feeding inspection data - Governance layers mapping accountability across SPVs and token platforms Why this matters globally: Detroit signals the enforcement playbook other jurisdictions will adopt. 📢 Major News in Tokenization. EIP-7943 (ERC-7943), the Universal RWA Interface was introduced on September 10, 2025. Back in 2018, Edwin Mata had his first deep conversation about blockchain with Dario Lo Buglio. At that time, neither of them imagined that a few years later they would not only be building Brickken together but also contributing to the standards shaping how real-world assets are tokenized on Ethereum, bringing assets on-chain, engaging with regulators in sandboxes, and helping design the rails for institutional adoption. Dario Lo Buglio has now led the authorship of EIP-7943 (ERC-7943). Introduced on September 10, 2025, the Universal RWA Interface is a minimal, vendor-neutral standard that defines common compliance features for real-world asset tokens. It works across ERC-20, ERC-721, and ERC-1155, allowing issuers to enforce eligibility, freezing, or forced transfers when required, while keeping identity systems flexible and composable.
