Your properties, managed. Your decisions, kept.
Dardaris keeps rent, repairs, messages, bookings and records moving. You get one clear briefing, and only the decisions that need you.
Start carefully. Nothing runs until you choose how it should work.
An example of the Dardaris front desk: the morning briefing, two things it would not decide alone, and the figures for the month.
Thursday 21 August
Northstar Properties
Good morning.
Dardaris
Quiet night. I collected four rents and matched them to the bank, sent a tenant their receipt, and booked the plumber for the leak at Riverside House for Friday at nine. Two things I would not decide on my own.

How it works
Choose what runs.
Keep what matters.
Routine work can move automatically. Decisions with consequences wait. You choose the level for every task and can make it more careful at any time.
Your limits can only ever make it more careful.
Spending caps, quiet hours and named exceptions narrow what each rule may do. A guardrail can make automation more careful, never less.

Why we built it
The property is the investment.
The admin is not.
Renting out property creates hundreds of small jobs. Each one matters, none deserves your evening, and all of them need a clear record.
Your month now
14 hours
Spent on admin that nobody thanks you for.
Your month with Dardaris
40 minutes
Reading the briefing, and signing what needs you.
What fills those days
Chasing the rent that did not arrive · Matching the bank statement, line by line · Deciding whose fault the leak is · Answering the same question in three languages · Remembering which safety document expires next
Dardaris is not a dashboard that shows you this work. It does the work, and reports back.
What it does
The daily work, handled in one place.
Rent, leases, repairs, conversations, deadlines and short stays. See what runs today, what needs you, and what is still being built before you choose a plan.
Money that chases itself
Invoices out, payments matched against the bank, rent that has not arrived chased one polite step at a time.

“The tap in the kitchen keeps dripping.”
Tenants, answered
Email, SMS, WhatsApp and phone in one thread, replied to in the tenant’s own language, handed to you when the tone turns.
Paperwork that never lapses

Why you can hand it over
An assistant you cannot check is one you cannot trust.
So every single thing Dardaris does is written down, in words, with the reason it did it and the rule that told it to.
Every action, with its reasoning
Open any figure and walk backwards to the rule that produced it. Nothing happens that you cannot explain to your accountant.

The law where your building is
Deposit caps, notice periods and indexation are different in every region, so each region has its own set of rules you can open and read. Anything we could not confirm at the source is shown to you as “confirm this” rather than presented as fact.
- Flanders
- Brussels
- Wallonia
- Everywhere else
Your records stay yours
Your records are kept apart from every other account, and you can take all of them out on any day you like, in a form you can open elsewhere. Nothing here holds on to you by making it hard to leave.
Before you decide
The things people ask last.
If the question you came with is not here, ask us at Support, and the rest of how it works is written down at Documentation.
What if it gets something wrong?
Anything with a consequence sits at Review by default, which means Dardaris prepares it and waits. It cannot spend over your cap, send a formal notice, terminate a lease or deduct from a deposit without you. And every action it does take is logged with its reasoning, so a mistake is visible rather than buried.
Do I have to move all my data first?
No. Bring one building. Dardaris reads the account the rent is paid into and runs alongside whatever you do today. Most owners move the rest across once they have watched a full month.
Will my tenants know they are talking to an AI?
A reply Dardaris writes waits for you to send it, so what a tenant reads is what you sent. It comes back in their own language, within minutes rather than days, and you choose the name it goes out under. Any message with a difficult tone is handed to you rather than answered.
Is this legal advice?
No. The rules for each region are written down one by one, and every rule says whether we could confirm it at the source. Anything we could not confirm is shown to you as something to check, never presented as settled fact.
What happens if I want to leave?
You export everything, in full, and the leases, documents and history are yours in a format you can open elsewhere. There is no contract holding you.
How long until it is doing real work?
An afternoon. Connect the bank account the rent is paid into, put your first building and its leases in, and set the three or four limits that matter to you. Everything starts at its most careful setting, and you loosen it as you get comfortable.
Keep the property. Hand over the admin.
Bring one property. Watch how a month runs. Keep the decisions that need you and hand over the rest.
Nothing to move first · Nothing switched on until you say so
