About Us

CeMat A/S is a Denmark-based holding company operating in the real estate sector. The Group operates through two business segments: Development and Asset Management.

Within the Development segment, CeMat A/S focuses on residential and commercial real estate projects. The company has successfully completed a residential development comprising 105 apartments with ground-floor retail space and is currently launching two new residential projects totaling 238 apartments, as well as a self-storage development. The Asset Management segment encompasses the leasing and management of the Group’s owned real estate assets, including self-storage facilities and small warehouse units. This segment generates stable and recurring rental income, with a focus on increasing the value of CeMat’s property portfolio.

Upcoming Projects

CeMat is preparing to launch two further phases of the Moje Bielany development, continuing the growth of this modern residential complex in one of Warsaw’s greenest and well-connected district.

Moje Bielany 3, located on Arkuszowa Street in Warsaw’s Bielany district, will offer 127 apartments and 4 commercial units on the ground floor. Residents will have access to 140 parking spaces. The building’s total area will reach 6,427 sqm. Construction is set to launch in 2026.

Moje Bielany 2 project has the potential to deliver approximately 111 residential units, with an estimated total usable area of 5,556 sqm. The final development parameters will be confirmed as part of the building permit process. Construction of the project is scheduled to commence in 2027.

Moje Bielany – Phase I (Completed)

CeMat launched its property development activities with the Moje Bielany residential project in the Bielany district of Warsaw.

Moje Bielany 1 includes:

* Ground-floor retail space covering 1,290 sqm with such us tenants as: Biedronka and Maxi Zoo
* An underground car park with 124 parking spaces

Construction was completed in the second quarter of 2025.

Strategy

Strategy for 2024–2027

CeMat intends to continue the leasing business in its own properties and also expand the development branch for the period from 2024 to 2027. The focus of the company’s activities will be on two areas: leasing and the development business.

CeMat is entering a new stage of growth, building on the success of Moje Bielany and preparing for the next wave of investments. With a clear focus on value creation, sustainability, and strong partnerships, we are shaping projects that will set new standards in the market and deliver long-term benefits to our stakeholders.

Development strategy 2026-2027

With strong leasing and development potential, we are well positioned to accelerate revenue growth in the coming years, solidifying our position as a dynamic and forward-thinking real estate company. CeMat A/S is executing its development strategy for the period 2024 – 2027. At the current stage of implementation, the majority of key strategic objectives and assumptions have been successfully secured. The sale of residential units in the first completed building has materially strengthened the Group’s financial position. The CeMat Group currently maintains a development pipeline for the period 2026 – 2028 comprising 228 residential units as well as a self-storage facility. The strategic objective for the next two years is to secure the required planning documentation necessary for the execution of subsequent investment projects. With a clearly defined strategy and a strengthened balance sheet, CeMat Group is well positioned to capture growth opportunities from 2026 onwards. Profits generated from the Moje Bielany I project will be reinvested to initiate three additional developments, including two residential buildings and a self-storage facility. This approach will place the Company on an accelerated growth trajectory, supported by an adequate level of equity capital, enabling the securing of bank financing for future projects.

  • Retail transaction – the CeMat team is in active negotiations with potential buyers concerning the disposal of the retail part of the project. Any profit from this transaction is expected to be recognised in the Company’s financial results for 2026..  
  • Completion of apartment sales in Moje Bielany Ifollowing the successful sale and handover of apartments in 2025, only a limited number of units remain to be sold and delivered within the Moje Bielany I project in 2026.
  • Pre-sale of apartments in Moje Bielany III – the Company plans to commence the pre-sale of apartments in the Moje Bielany III project in Q2-Q3 2026.
  • Building permit for Moje Bielany II
  • Securing the portfolio for the years 2028-2030

Leasing business in 2025–2027

CeMat will concentrate on continuing its leasing activity in existing buildings, with a focus on small warehouse formats, including SBUs and self-storage. We are in the process of optimising the leasing business. Investment in subsequent phases of SBUs and self-storage facilities will depend on demand, and we expect both formats to account for an increasing share of sales in the coming years. Both the SBU and self-storage businesses will increase rental income by allowing a higher rental per square metre of space to be achieved in the years from 2025 to 2027. The planned increase in rental growth will be reflected in the property value. The leasing business covers all the costs associated with running the CeMat Group companies and supports the development business.

A new element of the strategy, approved by the Board of Directors, is the construction and lease of a self-storage facility on a plot of land in the Bielany district. This decision was based on the CeMat team’s current positive experience in this sector and their conviction regarding the complementary nature of the self-storage business to the planned residential development. The new rental building is designed to provide a stable income for the company in the future.
