Environmental Site Assessment

A Phase I Environmental Site Assessment (ESA) is generally the first step in the process of environmental due diligence. CODA's staff is well equipped to provide accurate reporting to enable our clients to make informed decisions. An ESA generally consists of the evaluation of a property to identify environmental conditions through site observations, historical records research, and limited sampling as directed by the client’s work scope. 

A Phase I ESA includes the following services:

Phase I services

Assessment of the subject property and surrounding areas

Interviews with owners, occupants and neighboring tenants

Historical review of municipal records, aerial photographs, maps

Local environmental oversight agency interviews

Analysis of local hydrogeological conditions

Government environmental database review

Conclusions regarding potential environmental liabilities using risk based analysis

If the Phase I ESA identifies the presence of potential environmental concerns or recognized environmental conditions (RECs), CODA will provide continued support by developing an action plan for additional data collection or subsurface investigation (Phase II).  In the development of the Phase II scope of work, the proper methodologies for data collection are selected to ensure acceptance by regulatory agencies.
