When are fire alarm systems required in commercial buildings in TX?
Virtually every commercial building requires a fire alarm and sprinkler system, fire extinguishers, and sometimes a specialty fire suppression system if the space is being used for servers, data centers, commercial kitchens, or chemical storage. Exact requirements are based on factors like building size, occupancy type, and local code enforcement. Fire alarms are generally mandated in buildings that serve large groups of people—such as schools, offices, and assembly spaces—or those with sleeping quarters, like hotels or healthcare facilities. They are also required in high-rise buildings and any structure where the occupant load or square footage exceeds thresholds defined in the International Building Code (IBC) or local ordinances. Sprinkler systems are commonly required in new commercial buildings over 12,000 square feet, as well as in certain occupancy types like retail stores, factories, and warehouses. Basements over 1,500 square feet, buildings with high-piled storage, or those storing hazardous materials often require sprinklers as well. Retrofits may be triggered by building renovations or changes in use. Ultimately, while NFPA and IBC standards provide the baseline, final requirements are determined by the local Authority Having Jurisdiction (AHJ), which can vary by city or county.

What types of sprinkler systems do you provide?

These include: Wet Pipe Systems: The most common and cost-effective type, ideal for buildings where temperatures stay above freezing. Pipes are filled with water and discharge immediately when a sprinkler head is activated. Dry Pipe Systems: Designed for unheated spaces like parking garages or warehouses, these systems use pressurized air in the pipes that releases water only when a sprinkler head opens. Pre-Action Systems: Used in environments where accidental discharge would be costly (like data centers or museums), these systems require both a heat/smoke detection signal and sprinkler head activation to release water. Deluge Systems: Equipped with open sprinkler heads and activated by a detection system, deluge systems release water across all heads simultaneously and are used in high-hazard areas like chemical plants or aircraft hangars. Foam-Water Sprinkler Systems: Combine water with a firefighting foam concentrate, effective for flammable liquid hazards such as fuel storage or aircraft facilities.
