What other expenses will I be responsible for other than base rent?
You will generally be responsible for the following:

What if I don’t have a clean record or criminal background, can you still help me?
The properties we work with require 600+ credit, no bad rental history (broken leases or evictions) and no criminal record (felonies & misdemeanors). Typically, if any of the following apply to your situation it will make it more difficult to get approved for a unit. Your best resource would be working with a locating company that assists in second chance leasing.
When is the best time to start looking for an apartment?
Ideally, you should begin your search with a locator about 60-90 days before your lease ends. Apartment complexes typically only have visibility about 60 days in advance.
Why should I work with you instead of searching on my own?
Apartment hunting is time-consuming and frustrating. With a locator, we handle everything, keeping you updated on specials, concessions, and rate changes.
What is considered proof of income?
Tax transcripts
3-6 most recent paycheck stubs
Bank statements (if self-employed)
Offer letter from employer on official company letterhead confirming your annual gross income and time employed
How do you get paid if this is a free service?
We receive a referral fee from the apartment building, so you never have to pay. From that, we can offer you a cash referral bonus.
If I work with you, will I still get the move in specials?
Absolutely! Our goal is to help you find the best specials and incentives. Your rent will not be affected in any way.
Are apartment locators licensed?
Yes, we are fully licensed real estate agents. This means we can help you beyond your apartment locating process. If in the future, you are in the market to buy, sell, or invest then we can assist you!
What are the requirements needed to rent an apartment?
The general rental requirement is 3 times rent in monthly income
For example: desired rent amount $2000.00 x 3 = $6000.00 needed to qualify for the unit
