How We Approach EPC
The first step in our approach is to complete an Investment Grade Audit (IGA), also known as an ASHRAE Level III audit. The purpose of the IGA is to determine where, when, why and how energy is used in a facility, and to identify opportunities to improve efficiency. Our team leads this process and works closely with building owners, staff and other key participants to ensure accuracy of data collection and the appropriateness of energy efficiency, renewables, and even water management recommendations.
IGA's identify:
Action plans for capital measures that improve utility savings and reduce maintenance costs
No-cost operational or maintenance adjustments that will save energy and/or water
Short-term, low-cost energy and/or water efficiency retrofit recommendations
Opportunities for improved lighting, comfort, and code issues that should be addressed
Project Financing
Energy Performance Contracting (EPC) is a performance-based financing model that enables design-build retrofit projects to be paid for through guaranteed energy and water utility savings. Project scopes and financials are developed through a detailed Investment Grade Audit (IGA), which evaluates existing conditions, identifies conservation measures, and establishes clear savings projections and Guaranteed Maximum Pricing before construction begins.
Savings are contractually guaranteed over the life of the project, meaning Iconergy assumes the performance risk. If projected savings are not achieved within the agreed timeframe, we cover the difference. With a 100% track record of meeting savings guarantees, EPC provides a practical path for organizations and campuses to modernize infrastructure that might otherwise be difficult to finance.

Iconergy is proud to be a pre-qualified energy service company (ESCO) by the State of Colorado’s Energy Office, the State of Montana, the State of New Mexico, and the State of Wyoming. This means we are qualified to provide performance contracting and design-build services for state, city, county, and special district entities in these states.
Colorado Energy Office
Iconergy is a local, Colorado-owned and operated company whose entire staff is based in Colorado. While state entities need to go through a supplemental selection process, non-state entities may engage Iconergy directly since our pre-approval from the State of Colorado was achieved through a competitive selection process.
State of New Mexico
Iconergy has been newly accepted into the Energy Savings Performance Contracts (ESPC) program for the State of New Mexico to partner with state entities to achieve their net-zero goal.
