Veterans Memorial Parkway and Latoria Roundabout

The Veterans Memorial Parkway and Latoria Road Roundabout initiative covers an expansive area of 13,300 square meters, strategically positioned at the intersection of Veterans Memorial Parkway and Latoria Road, extending towards Olympian Way. This visionary project by the City of Colwood aims to transform a previously tranquil intersection into a forward-looking infrastructure. The newly established roundabout facilitates a seamless circular flow of traffic along Latoria Road, linking to Veterans Memorial Parkway and providing convenient access to the emerging Olympic View residences. In addressing the burgeoning growth of Colwood, this roundabout plays a pivotal role in alleviating traffic congestion and delays.

The construction phase involved innovative excavation through 365 cubic meters of solid rock, connecting Latoria Road to Olympian Way. Additionally, the project included water utility enhancements, integrating over 92 linear meters of new ductile iron water infrastructure to enhance water accessibility. The upgrade extended to the sanitary service capacity with the expansion of four major manholes. To enhance storm and drainage infrastructure, the project incorporated a 50-linear-meter massive box culvert channel, along with over 250 linear meters of SDR 35 pipe. Multiple environmentally conscious technologies, such as CDS units, were integrated to separate and trap pollutants from stormwater runoff, reducing the environmental impact.

The electrical system received a significant upgrade, modernizing street lighting and communication services from BC Hydro, TELUS, and Shaw. This involved extensive underground trenching and conduit installation, covering 560 linear meters for street lights, 2,050 linear meters for BC Hydro, and 2,398 linear meters for Shaw and TELUS. Two pedestrian-controlled flashing intersections were introduced, enhancing safety measures.

Landscaping played a crucial role in the project, featuring two feeding ponds carved out of existing bedrock, surrounded by 61 trees and over 2,430 shrubs. The project also incorporated Flex MSE vegetated wall systems, designed to aesthetically enhance the natural surroundings while preventing erosion. The ponds were complemented by Rain Garden Medium soil, Hydroseeding, Mulch, and Coir Matting, contributing to the overall environmental sustainability of the area.

Throughout the project, over 3,000 cubic meters of material were contoured and excavated, with an additional 8,000 cubic meters placed and compacted. Stamped concrete covered 620 square meters, while nearly 1,000 square meters of sidewalk and flatwork were poured. Curb construction spanned 980 linear meters, and 4,500 square meters of paving were completed. The landscaped boulevards surrounding the project featured 32 trees, 1,280 shrubs, various grasses, perennials, and ferns, along with 2,835 square meters of Rain Garden.

Rockford Place Concrete PH 1 & PH 2

Scansa, as a concrete subcontractor, built the multilevel parkade shared between two apartment buildings named Rockford Place 1 & 2. The concrete work on the first phase of this project (RP-1)
was completed in early 2023 while the additional 2780m2 of parkade area provided by RP2 will be completed in February 2024. Scansa provides the formwork for all concrete elements and the
placing and finishing for all footings, walls, columns, and stairs. This project is located downtown Langford adjacent to the Royal Colwood Golf Club. The two buildings sitting atop the multilevel
parkade and consist of ground floor commercial space along Goldstream Ave with a combined 168 residential apartments inside the two 6-story mass timber buildings.

Olympic Breeze Townhouse Development

Scansa Construction, as a General Contractor, is spearheading the development of a 7-block, 14 townhouse development in the Olympian Way neighborhood. This project comprises of seven distinctive duplex buildings, offering a blend of walk-out-basements and step-up level homes. Committed to sustainable construction practices, the development adheres to Step 3 of the BC Step Code. The townhomes boast modern amenities, including ductless heating and A/C, on demand hot water powered by natural gas, and gas fireplaces. Each unit features stainless steel appliances, sleek quartz countertops and wide plank engineered hardwood flooring among other premium finishes. Construction started in fall of 2022 with ongoing work scheduled to be completed fall 2024.

Olympic View Phase 2 Earthworks

The Olympic View Phase 2 Earthworks project stands as a testament to Scansa's commitment to excellence in civil construction. This massive earthworks endeavor, located in Olympic View, covers an extensive area of 40,000 square meters and lays the foundation for seventy-one one- acre lots and two substantial multifamily dwellings

Rockford Place PH 1 & PH 2

(Construction Management)

Scansa Construction was engaged in a Construction Management Role by MJR Holdings to take over the Rockford Place project when the prior contractor made an abrupt exit. Rockford Place is a two-phased project consisting of 2 six story buildings with a total of 167 residential rental units. The buildings are built of mass timber CLT floor and roof assemblies, alongside conventional wood wall framing. Both buildings are located over a common 2.5 level concrete underground parking structure, which was self-performed by Scansa’s Concrete Formwork division. A central landscaped courtyard atop the suspended slab connects both buildings.

The Lake at Kettle Creek

Scansa Construction is the general contractor for the new construction of 24 townhomes at The Lake at Kettle Creek in Phase 1. This is the fourth installment in the Langford Lake District by Liberty Ridge Homes.

Highstreet Ventures – City Gate Concrete Underground

Scansa was awarded the concrete formwork for a 1 level 45,000 sf underground parkade for Highstreet Ventures most recent project located in Langford, currently under construction.
The walls on this project were typical for parkades in the area, with heights averaging 11ft , with only a few isolated areas requiring walls in excess of 20 ft. Scansa choose to use Aluma gang forms for most of the wall construction to ensure both quality and speed of construction. The 20ft high wall area which is
exposed to the public was broken into 2 separate vertical lifts to allow the gang panels to be used and the wood reveals to be installed. The suspended slabs will be formed with Scansa own system consisting of Hilite aluminum scaffold, beams and 4x6 joists.
