You can now limit certain taxes to only the first X nights of a stay using the new “By night” condition. For example, apply a tax to only the first 7 nights of a 20-night reservation.

This option is currently supported for Direct Booking and Airbnb, and works with the scopes “Per night” and “Per guest per night.”

To be eligible for this, your listing must:

• have fewer than 3 bookings,
• have Airbnb Smart Pricing turned off,
• be created within 30 days.

Once your listing meet all the criteria, Hostfully will display the option for you to enable Airbnb's new listing promotion:

1. Go to your property's Main Settings.
2. Scroll down to Airbnb Settings.
3. Enable "New Listing Promotion".
4. Click "Save Main Settings".

We've added more default payout formulas for you to customize how owners see the value of each booking. This provides greater transparency while respecting your agency’s payout settings.

Available formulas include:

• Default: Uses Hostfully’s standard payout calculation: (Rental Revenue – Channel Commission – Payment Processing Fee) × Owner Commission + any taxes collected by the owner (if your agency does not collect and remit them). This is best for most setups where owners are paid net revenue after standard deductions.
• Rental Revenue (no deduction): Pays the owner based solely on full rental revenue — no fees or commissions deducted. Taxes are added if collected by the owner. This is best for owners who manage fees or commissions separately or outside Hostfully.
• Rental Revenue + cleaning fee: Includes rental revenue + cleaning fee, with no deductions. Taxes are added if collected by the owner. This is best for properties where cleaning fees are collected from guests but fully paid out to owners.
• Rental Revenue minus agency commission: Pays owners based on rental revenue after applying the agency’s commission rate. Taxes are added if collected by the owner. This is best for simple arrangements where only the agency commission is deducted before paying owners.

This update gives owners clearer insight into how their earnings are calculated while keeping full control in your hands.
