There’s this enrollment cliff that’s coming and somewhere between 15 plus percent of higher ed will go bankrupt in the next couple years and so a lot of these universities may be located in really good locations, have excess land, but totally underutilized. So if we’re able to go ahead and develop unused land that puts the not-for-profit or the university in this instance in a position to have all their revenue than tuition.

And so when we can help a mission-based organization unlock the value of their land, they win because they can create scholarships for first-time college goers. They can create other special projects that other people can support. Bottom line is we can take really good unused land and turn it into something that’s profitable for them and for our investors.
