A different perspective

An eye for
the details.

My new construction experience shapes how I look at a home’s layout, finishes and presentation.

Before you list, we’ll talk through what is worth improving, what can stay, and how to make your home stand out.

Let’s talk.

You don’t need to have it all figured out.

Tell me what’s on your mind, even if moving is only an idea right now. We’ll talk through your options together. I’m a Chicagoland native, and you’ll work directly with me.

Your sale,
step by step.

From our first conversation to closing, here’s what to expect.

01 PriceBefore anything else

We price it

I pull the closed sales that actually compete with your house, not the ones that flatter it, and walk you through the range. You see the comparable sales behind the number.

  • Comparable sales
  • A price range
  • What you'd net
02 PrepareWeek one

I walk the house

Then a straight list of what's worth fixing and what isn't. Some repairs return more than they cost. Most cosmetic ones don't.

  • Walk-through
  • Repair list
  • Staging advice
03 ProduceWeeks two to three

Photographed and filmed

Professional photography and a listing video, on every listing, whatever the price. Floor plans where they help a buyer understand the house.

  • Photography
  • Listing video
  • Floor plan
04 LaunchLaunch

It goes to market on purpose

Sometimes that means everywhere on day one. Sometimes it means a private launch to agents and their buyers first. We decide that together, and it's your call.

  • MLS and the major portals
  • Instagram and Facebook campaigns
  • Direct outreach to agents
05 NegotiateOn the market

Showings and offers

Feedback after every showing, an honest read on whether the market agrees with our price, and offers compared on their terms, not only the headline number.

  • Showing feedback
  • Offer comparison
  • Counteroffers
06 CloseContract to closing

Getting it closed

Inspection, appraisal, the buyer's mortgage and the final walk-through. This is where most deals wobble, and where most of my work happens.

Start where
you are

A useful next step starts with your home, your timing and what you want from your sale.

Mark Kelner

See the recent sales

Start with the homes that actually closed around you. Ask me about recent sales on your street and nearby, then we can talk through how they compare with your home.

Have in mind: your address, a rough timeline and the questions you want answered.

Prepare with a plan

Before you start a project, let’s look at what is worth doing. We’ll discuss preparation, pricing and how the six-part selling plan fits your timing.

Have in mind: your preferred move date, recent improvements and the work you’re considering.

Talk it through

Tell me about your home and what you’re planning. Use the form to request a personal call, and we’ll work out the next step together.

Have in mind: the best number to reach you, your home’s location and what matters most for your move.

Just a conversation?

Yes. The first conversation is a phone call. A listing agreement only comes up if you decide you want me to sell your home. You’ll read the agreement, including how to end it, before signing.

What do you charge?

Commission is negotiable and agreed in writing before your home goes on the market. I’ll explain it on the first call. What you offer a buyer’s agent is a separate decision, and I’ll walk you through your options.

What’s my home worth?

A useful range comes from the sales that compete with your home, its condition and the homes sitting unsold nearby. I’ll show you the comparable sales and explain the reasoning.

Still a year away?

We can talk now. Thinking through what to fix, what to leave and when to launch gives you time to prepare. You don’t need to have a move date to start the conversation.

Selling and buying?

Yes, I help with both. If you’re selling one home and buying another, we’ll discuss the timing together. See my buying approach.

English or Russian?

Both. I’m glad to have the whole conversation in Russian. Да, я говорю по-русски.

After the form?

Your request comes straight to me. I’ll get in touch by the method you chose: call, text or email. Sending the form requests a conversation; it doesn’t book an appointment.
