What exactly is Revelop?
The real estate platform of the Netherlands for a property's whole lifecycle: acquire (find and underwrite), manage (returns and financing) and operate (leasing, rent collection and maintenance). The data carries through automatically, from the first lead to the rent landing in the bank.
What can I check before I buy?
On any address you can run the WWS rent-cap check (is the rent regulated and is the asking rent above the legal maximum?) and the energy-label check (is this office below label C and what does the upgrade cost?). Plus full address data from public and commercial data sources. You don't need to own a property for any of it.
Which return metrics does Revelop compute?
BAR/NAR (gross/net initial yield), LTV, cash-on-cash and appreciation, computed automatically on the latest valuation. Returns and LTV roll up per entity (BV/SPV), the number a covenant actually tests. You get alerts on amortisation and the end of your fixed-interest period.
How do operations and management work?
You manage tenants and units, track rent collection with automatic arrears and aging (the gap between rent on paper and cash in the bank), plan maintenance via the MJOP and handle reactive work orders. Leases, units and occupancy all hang off the same property.
Does Revelop handle legal rent indexation?
Yes. On each lease's anniversary the platform proposes the new rent under the correct Dutch regime, applies the legal cap automatically and records the change. Both residential caps and commercial CPI/ROZ indexation.
Which data sources do you use?
We combine public and commercial data sources into one current picture per address: think BAG, WOZ, energy labels and demographics. Our database holds more than 9.6 million property objects and is updated daily.
Is Revelop suitable for a single property too?
Yes. The same platform works for a private landlord with one apartment and for an organisation with hundreds of units across multiple entities. Advanced features only appear once you own a property or sign a lease, so a small landlord never sees enterprise machinery.
