Dinner w the biggest developers in Dallas. Asked why Dallas is seeing this incredible growth and their answer: because Portland, San Fran, Chicago, Philly, and New York are broken models of what a city should be. “They are still figuring out if cops are good and drugs are bad.

Met w 4 major investors and developers this week. All of them short on NYC, long on Miami. All think Trump is going to win. All think progressive movements are having reverse intended effect. All 4 have an office or opening office in FL. All democrats. Makes me sad for my city.

At 86, Harry Macklowe is more relevant than ever. There isn’t a book about NYC or real estate where there is not chapter dedicated to him. When I asked him what makes him relevant, he said, “I guess it’s because I don’t do the deals to make money; I make money to do the deals.”

Ryan Serhant has sold billions in real estate, but the greatest deal he has ever closed is convincing Netflix that “Owning Manhattan” is NOT an 8 hour ad about his firm. Luckily for viewers it happens to be a great ad.

Last night I got the greatest sartorial compliment from none other than Mr. Ralph Lauren who was dinning next to me. “That’s a nice cut on you,” he said , referring to my suit. Only in NYC kids.

At the end of each year The Real Deal tracks the top 1000 stories that brought in the highest traffic and those that converted the most subscribers. After studying both lists I can share that the real estate community could not care less about ‘sustainability’ or ‘green tech’.

And yet Dallas is getting flooded w capital from all of those cities. One of the fellers said, “prices on investment properties are too rich for Dallasites these days because of all of the stupid money that’s coming from those cities.” Our tax basis fleeing to TX.
