Metamorphosis Development Group is a principal-led residential redevelopment firm focused on revitalizing housing and creating long-term value in historically Black and Brown communities.
Our work began with a single project in Florida, converting our first property into a rental. It has since evolved into a more intentional focus in old West Baltimore, where we are building with greater depth and consistency.
We transform underutilized properties into quality homes and rentals while contributing to the long-term strength of the neighborhoods we operate in.
This didn’t start as a large-scale development strategy.
It started by doing the work. Learning firsthand what it takes to acquire, renovate, and operate a property.
That experience continues to shape our approach. We prioritize practical execution, disciplined decision-making, and staying grounded in the realities of the work.
West Baltimore represents the first place where we’ve committed to building more deeply and consistently.
We chose Old West Baltimore and its surrounding neighborhoods for their history as the epicenter of Black culture in Baltimore. It has long been home to influential leaders, civic and religious institutions, and a legacy of civil rights activism.
It reflects both the opportunity and the responsibility that comes with investing in historically Black and Brown communities, places with strong foundations, deep history, and long-standing underinvestment.
Our approach is intentional:
Create lasting value
Respect the character of the community
Build for long-term stability

I started this work by doing it myself.
Converting our first property into a rental, figuring things out in real time, and learning what actually works. Not just what looks good on paper.
That experience shaped everything that came after.
Over time, that work evolved into something more intentional. A focus on building a model that consistently produces value, especially in communities that have historically been overlooked or underinvested.
My background in operations and community engagement shapes how I approach development. Not just as a set of transactions, but as work that impacts people, neighborhoods, and long-term outcomes.
Today, Old West Baltimore and its surrounding neighborhoods are where we have chosen to put down roots and build that model.
The goal is not just to complete projects. It is to scale this work in a way that stays grounded, consistent, and thoughtful, ultimately building thriving communities at the intersection of culture and community.
Our work is grounded in:
Thoughtful layouts that support long-term livability
Durable, practical design choices over cosmetic upgrades
Configurations that strengthen long-term performance
Our model follows a disciplined lifecycle:
Over the past few years, we’ve completed multiple redevelopment projects across West Baltimore.
Each project has helped refine our approach and strengthen the foundation for what comes next.
The way we approach this work is guided by a few core principles:
We believe in the power of community. We show up. We listen. We invest our time and energy in ways that truly matter to the community.
Old problems require bold new solutions. We're always looking for new ideas and better ways to approach housing and community development.
We believe great ideas and solutions already exist within communities. Our role is to share knowledge, tools, and opportunities so people can shape what’s best for themselves and their community.
Life is short, and we believe in enjoying the journey. We balance hard work with laughter as we build places where culture and community thrive.
We lead with honesty and integrity. We treat people fairly, keep our word, and make decisions with the long-term wellbeing of our partners, our team, and our communities in mind.
We are continuing to build on that foundation by expanding our pipeline, refining our process, and growing intentionally.
Our focus remains the same: doing the work the right way and building in a way that creates lasting value.
