    I'm evicting a tenant who has a $15,000 balance. I made this deal: Give me a cashier check for $7,500 and leave. What I got: Left in the middle of the night and took the metal security door. Judgement filed for the full $15,000.

    Owner of an apartment building we manage flies an American flag off the front of his property. We had a prospect tell us they filled out an application but demanded the owner take down the flag before move in. 2 things: 1). The owner fought in Vietnam. 2). Your credit is awful.

    9 months and counting. Owner is still waiting on LADWP so he can get his C of O. Absolutely ridiculous. We are ready to lease this up!

    Starting tomorrow in Los Angeles all back due rent from the moratorium is due & unauthorized tenants have to move out. Anyone want to guess what the phone calls have been like in our office?

    L.A. City has allowed tenants to not pay rent for 3 years. Yet they sent an inspector to one of our buildings for him to site ever window. $85K cheapest bid. For 40 years the windows were ok till now. Court hearing soon. No rent = no money for unnecessary repairs.

    Be nice to everyone! I was playing golf & two guys were waiting being us. I asked if they wanted to play together & gave them each a beer. On the 18th green they asked if I can sell their lot (below) off market. I got them an offer for $2.6M & took home a $130K commission.

    Just left a 5hr. mediation for a tenant w/ roaches. Maybe it’s because you leave your trash by your front door? Or leave cooked food out for days? Or the fact you let your dogs shit & piss in your unit? Nope. Definitely the landlord’s fault. We lost. Judge even shook her head.

    This is why it's important to hit your kids. Nothing too crazy of course. But just enough so they don't grow up to do stuff like this. "Grown" 50 year old lady moved out and this is what we got.

    Appfolio charges tenants $2.49 when they pay rent online. Had a screaming grown adult tenant yesterday demand that I change my management software because of this. Sure, let me switch over a tsunami of data to a worse software. Property management is the most thankless job.

    So you wanna be a landlord.. Tenant owes $12K. Rent relief cut the check to HIM, NOT US! Tenant left in the middle of the night. This unit will be costly to turn, we're out $12K, & he said F&%K You by leavin the shower on. LA, we no longer own our props, we just pay expenses.

    You're going to love this... The LA Housing Department sent me a health violation for a unit in a building we manage. The corrective action...mop & clean the unit with all purpose cleaner. So the tenant called & had an inspector come out because they don't clean their place!

    No good deed goes unpunished. A tenant passed & as a favor, I gave the kids 3 months to move out the belonging. Free rent. Well time is up & they said where is my 3-day notice. Either we just change the locks or face a 6-8 month eviction w/ no rent (-$15K). What would you do?
