    22,000 units come online in NYC this year. About 16,000 market rate, 6,000 affordable. The 80 to 120 AMI band barely exists. The market units pay for the affordable ones. In a mixed income building the lender underwrites the blended rent roll. The restricted units come in low.

    There is a huge difference between median apartment rent and the median available apartment rent of a city. In NYC the median apartment rent is $1800-2000 The median available apartment rent is closer to $3800-4000 You need to reduce operating costs to lower median apartment

    Since Gothamist has posted this same article 35 million times in the last 3 days I felt the need to clear some things up. The cost to renovate these apartments averages 80-150k (which is still 300k per apartment cheaper than NYCHA) and the owner has to spend the money first

    The city will reimburse some landlords up to $50,000 to repair and rent out β€œwarehoused” apartments. Just one property owner applied, and didn't follow through: bit.ly/4gdbI68

    The average free market lease renewal in New York City is $4,025. The average rent stabilized rent is $1,475. In the Bronx, it’s $1,250. Operating costs are now averaging $1,400 citywide. This is why 200,000 units of housing, including those already being run by nonprofit

    How can we have an honest conversation about housing regulations and costs when one side proposes fact based solutions that have evidence and the other side says… because a boiler ( that already requires a master plumber) in a public housing building wasn’t properly being worked

    Instead of wasting days debating about what bubble Zohran filled out during college, people should be far more concerned that his housing freeze plan is based on lies. 1-Rent-stabilized housing profits are not up 12%, but instead a quarter of the city’s rent-stabilized housing
