
Genuinely affordable artist studios across London
SET transforms vacant London buildings into genuinely affordable studio centres, project spaces, and multidisciplinary community venues. Built on grassroots origins and a DIY ethos, we give artists the space, flexibility, and community they need to develop their practice.
Today, our centres support over 1,000 members working across a range of disciplines, including visual art, design, ceramics, performance, writing, and music.
To keep workspace as accessible as possible, we run our operations on a non-profit basis, maintaining our spaces through a shared-responsibility model. While SET manages the overall building and communal facilities, studio holders look after their own space. Studio fees are priced from the bottom up, inclusive of rates and utilities, with all revenue reinvested directly into securing new space, maintaining infrastructure, and supporting our wider charitable programming.

SET Associate Membership & Programme
When you take a studio with SET, you automatically become an Associate Member with access to our Associate Members Programme, giving studio holders the opportunity to independently curate, exhibit, and run public workshops or events. While all members are encouraged to take part, the programme is especially focused on supporting early-career and underrepresented artists.
As an Associate Member, you can:
- Apply through bi-annual open calls to host exhibitions, workshops, and events in our project spaces
- Work alongside and collaborate with other artists across our London centres
- Get free membership to all current and future SET Social venues, our arts and social club
Important studio guidelines
For insurance and safety reasons, some activities aren’t permitted, including:
- Public events or parties
- Hot works (work that cause sparks or flames)
- Live or amplified music
- Spray painting or tattooing
- Licensable practices (beauticians, or any practice requiring a license etc.)
- Client-facing commercial activity
