Airbnbs in Mission Beach, San Diego. 31% of housing supply here is entire-home, unhosted short-term rentals, almost all are investment properties. During a supposed "housing shortage".

In San Diego, nearly 50% of the ~7,869 whole-unit, full-time Airbnbs are owned by an owner w/ more than 1 property. These are people who whine they "cannot afford mortgages w/out Airbnb"...on their extra houses. They are investors. Not mom & pops.

Quarter of homes bought by investors in San Diego, second highest only to Miami. The other highest cities were Anaheim, Las Vegas and Los Angeles. Hmm what are those cities known for? Tourism. These are STR/airbnb investors.

There is no housing shortage. It's a usage problem. Francesca Petroski (of Freedom Vacation Rentals), has 9 Airbnb listings in San Diego. Owns 5 properties. 1 used to be units rented to UCSD faculty. She had converted it to Airbnb. airbnb.com/users/show/570…

It was never a shortage of housing. The collapse of inventory perfectly coincides with increased COVID demand for investment properties (e.g. Airbnb) and second homes. As soon as mortgage originations for second homes collapsed, inventory rebounded.

Housing supply in Florida and Texas has skyrocketed. With the number of active listings in these markets up 268% from their pandemic low. And now registering at the highest levels going back at least 8 years. Inventory has gone up so much in FL/TX that supply is now 21% above

There is no housing shortage. This duplex sold Mar 15, 2024. On Airbnb the same month @ $400/night for the house and $250/night for the studio. Owner KHOROSHI FAMILY owns 18 properties in San Diego. 1819 Sunset Cliffs Blvd airbnb.com/rooms/11072510…

If there are a few foreclosures in a neighborhood that sell 20% below market, then comps get lowered so the next marginal buyer probably won’t pay fair value and then it becomes a spiral. Imagine checking your Zillow estimate and it keeps going down each month instead of up.

Saratoga Springs unanimously passed a 150/day per year Airbnb cap. "One woman wanted 210 days to be able to make her mortgage." Dare I say, she IS the housing price problem.

Can't find a home? 331 Langley St sold Oct 2023, registered for Airbnb 2 days later. "Real Estate Investors" Brenda deGerald & Brenden Derstine bought 2 homes in San Diego to Airbnb. They don't live in them. 100s of cases like this in San Diego. No housing shortage.
