    Embarrassed to say I was unaware that there is a region of Switzerland where I can enjoy Italian food and culture paired with Swiss efficiency and transit (and this view). Thanks to my friend who recommended Lugano - it is worthy of being on everyone’s list.

    I get what you're saying, but I actually feel the complete opposite. I'm much more interested in what the guy sitting in first class wearing a full green adidas track suit does for a living than the guy wearing standard Brooks Brothers.

    A hill I'll die on: Liberal arts degrees are hugely valuable to society and to business especially. Niche expertise built on top of a broad understanding of civics, history, the humanities, science and economics is a powerful combination.

    This duplex is what I would consider "covert density." A single outer door opens to a courtyard that hides the two front doors from the street. It blends in perfectly with the surrounding single family homes.

    A property sits on the market for over a year. You reach out to the listing broker, who seems grateful for any interest. After some tire kicking, you submit an LOI. Listing broker: "Thanks, we got two more offers this week as well. We'll let you know." Every. Single. Time.

    Every condo is a ticking time bomb - nearly every HOA is underfunded over the long term. Whether it's five years or five decades, a moment of reckoning will come in terms of capital needs, and the owners at that time will be left holding the bag.
