Broken down by each expense, coffeeshops kind of look like an amenity-heavy office & conference room space. The actual coffee is only 4% of the price of a cup! And only 1% is for the grower.

Pretty development in Jackson Hole, WY. Really interesting use of the space & zoning. This was a more standard RV park prior to adding these modular cabin units. These things rent ~$250/night!

The best negotiating advice I've received is the most basic: Time kills deals. Move quickly. Get the other party something they can sign and get it done. Weird stuff happens in limbo.

So much of the best retail real estate seems obvious after it is built but took a huge leap of faith in the planning stages. Chasing Rabbits here in Vail, CO. The owner took a big swing w/ a high end conversion of a movie theater into a speakeasy, restaurant & arcade. Nailed it.

Before & after kitchen photos at one of our projects in Vail. Kitchens can make or break luxury development. Design is tough because they need to look amazing + allow vents & hook ups + be functional. Opening this up changed the entire residence
