    Neighbors often tell you that if you had just notified them, they would have been nicer. In my experience that’s never the case. They’re almost always angry about change. (Photo of our Chapman project in Jingletown. Ask me about the neighbors!)

    Coming soon to the OC! 8 units on a single family / R1 lot using SB-1123. This project also includes a remainder lot that allowed us to stay under the 10 unit threshold. Remainder lot will contain one additional unit. Ministerial approval. 60 day shot clock. Let’s goooo!

    Do something every day that scares you! Today I took public transit from LAX to Culver City. It took me approximately 2 hours to go 9 miles.

    These houses we designed sat for over a year waiting for PG&E connections. In year two there was a lawsuit, because the delay led to the permit being cancelled. All fees would need to be paid again to renew it. This has finally been resolved and should be finishing up soon.

    9 months and counting. Owner is still waiting on LADWP so he can get his C of O. Absolutely ridiculous. We are ready to lease this up!

    Ever wonder why housing is so expensive? Every new unit pays an additional $8,362 per unit to fund our public parks. We'll never have affordable housing when we force new residents to pay for all of our city services.
