    … and then buyers start offering 2-3% less to adjust for having to compensate their agent. Or go directly to listing agent and get a worse deal, because it’s very hard to honestly and fairly represent both parties.

    You’d pay 8-10% of the gross in perpetuity to avoid a 1hr visit? It’s definitely not for everyone to self manage, and your day job needs to allow you to be responsive to tenants during the day, but with a good roster of vendors it can become fairly easy and almost fully remote.

    Their primary purposes, in financed transactions, is to confirm for the lender that the purchase price is justified. If they got technical and came in barely lower than contract price, they’d complicate a lot of transactions. Conversely, I’ve seen sellers become an issue when

    As few as 10 guests, as many as 200, for the private home events. Was $20/hr, + tips (either from bar or directly from the owner/host). Was expected to prep and cleanup, so add an hour or more on the front end for small gatherings, same for the back, plus whatever unpaid

    I agree in principle, but the gov would have to use our money ethically and efficiently for this to make sense, and quite often we’re just funding war and waste I’m fully convinced, as someone who is fairly charitable and spends $ in my community, the money is best left with me
