The escalation of debt service never fails to stun me on deal rooms we receive. Many sellers are getting forced into the market because the carrying cost is too high, but are refusing to accept market-clearing offers because they'd get wiped out. The squeeze is tightening.

We are seeing assets bucketed into four categories of lending potential - or rather, the peaks & troughs of a truncated bimodal distribution. Zone 1 - DSCR so low that the lender is wiped out. Example: Coastal CA asset purchased for $40MM two years ago. Senior/mezz stack at

Best advice I received from contracts law prof in grad school: always sit down with a cup of coffee to read contracts and take your time. The worst errors are only caught when you read in an unhurried fashion.
